Marketplaces like noon and Amazon.ae give you buyers on day one but take a commission that varies by category, and they own the customer. An own store costs more to start, from AED 4,950 for a Shopify launch store, but you keep the margin and the customer data. Most UAE sellers do both.
A friend sells perfumes on noon and is busy every day. You are thinking of copying that. Or you already sell there and wonder why, after fees, returns and price cuts, the profit looks thin. Should you build your own website, or is that a waste of money when marketplaces already have the shoppers?
The short version
A marketplace is a rented shop in a busy mall. People already walk past, but the mall sets the rent, the rules and the price comparison. Your own store is a shop on your own street. You have to bring the customers, but you keep the margin and you know who they are.
Neither is right for everyone. The honest answer for most UAE sellers is to use both, for different jobs. The rest of this page helps you decide the split, and our e-commerce website development service in Dubai is there if you decide to build.
What a marketplace gives you
- Traffic from day one. Shoppers already search there and trust the checkout.
- Delivery, returns and payment handled in a standard way, especially if you use their fulfilment.
- A cheap way to test whether a product sells before you invest in a brand.
- Less to set up. You list products and follow their rules.
What a marketplace costs you
The visible cost is the commission. It is a percentage of each sale and it differs by category. One study cited by AEserver puts it at roughly 8 to 25% depending on category, but treat that as a rough guide only. Fees also change, and there are often extra charges for fulfilment, storage, returns and advertising.
✓ Marketplace commissions and fee structures change often and differ by category. Checked October 2026. Before you decide, read each marketplace's current seller fee page (noon seller and Amazon.ae seller central) for your exact category, then confirm with the marketplace.
The hidden costs matter more than the commission:
- Price pressure. Your product sits next to cheaper copies, and the buyer sorts by price.
- No customer list. You usually cannot email or WhatsApp a marketplace buyer to sell again.
- Rule risk. A listing can be removed, a category restricted or an account suspended, with little warning.
- Brand blur. The buyer remembers the marketplace, not you.
- Ad cost. As more sellers compete, being seen often means paying for placement.
What your own store gives you
- The full margin, minus payment fees and your own platform cost.
- A customer list you can reach by email and WhatsApp, within the privacy rules. Confirm PDPL questions with your lawyer or accountant.
- Control of the brand: photos, story, packaging, Arabic and English, pricing and bundles.
- A place to send Instagram, TikTok and Google traffic.
- A business you can sell or value, because it owns its customers.
What your own store costs you
You must bring the traffic. A new store with no visitors sells nothing. That means Instagram, Google, email, WhatsApp, influencers or ads. You also pay for the build and the monthly running costs.
Our build prices, excluding 5% VAT, are below. These are ours and not market averages. For a complete view of running costs see Shopify store cost in the UAE and Shopify fees in the UAE.
| Option | From (AED, excl. VAT) | Typical time |
|---|---|---|
| Shopify setup package, premium theme, one brand | 3,450 | 2 to 3 weeks |
| Shopify launch store | 4,950 (typical 4,950 to 12,000) | 3 to 4 weeks |
| Custom Shopify theme | 14,500 (typical to 27,500) | 6 to 8 weeks |
| Arabic RTL on the launch tier | About 1,750 add-on | Part of the build |
Cash flow, returns and service
Money timing differs. A marketplace usually pays you on its own schedule, after it deducts fees and returns, so you wait for cash. On your own store the payment gateway pays you on its settlement schedule, which you can ask about before you sign. Neither is instant. Plan stock purchases around the slower of the two.
Returns work differently too. On a marketplace, the buyer often returns through the marketplace process, and you may be charged a return fee on top of losing the sale. On your own store you set the return policy, within UAE consumer rules. Confirm those rules with the relevant authority or your lawyer.
Customer service is the third difference. On a marketplace, the buyer's complaint can hurt your seller rating, which affects how visible your products are. On your own store, a complaint is a chance to fix things by WhatsApp and keep the customer. This is one of the quiet advantages of owning the relationship.
Three mistakes we see sellers make
- Treating the marketplace as the whole business. When the rules or the fees change, the business changes with them.
- Building a store with no plan for traffic. A store is a shop, not a magnet. Decide how the first 1,000 visitors will arrive before you pay for the build.
- Pricing the same product lower on the marketplace than on the own store, with no reason. Buyers compare. Keep prices consistent, or give own-store buyers a clear extra, such as a gift, faster support or a bundle.
Side by side
| Question | Marketplace (noon, Amazon.ae) | Your own store |
|---|---|---|
| Upfront cost | Low | Higher (AED 3,450 to 12,000 for most small brands) |
| Ongoing cost | Commission, fulfilment and ad fees | Platform plan, payment fees, apps and marketing |
| Traffic | Built in | You must earn it |
| Customer data | Mostly theirs | Yours |
| Brand control | Low | Full |
| Price control | Limited by competition | Yours |
| Risk of being removed | Real | Low, you own the accounts |
| Speed to first sale | Fast | Slower, depends on your marketing |
Why many sellers do both
The two channels do different work. Think of the marketplace as your shop window and the own store as your home base.
- Use the marketplace to find buyers and test which products sell.
- Put your best-selling lines, bundles and new launches on your own store, where margin is better.
- Slip a card in the marketplace parcel inviting buyers to your own site, if the marketplace rules allow it. Check the rules first.
- Use Instagram, Google and WhatsApp to bring repeat buyers to your own store, not back to the marketplace.
- Over time, grow the share of sales on the channel where you keep the margin.
This is a plan, not a promise. Whether it works depends on the product, the price and your marketing. We cannot promise a particular share of sales.
A simple way to do the maths
Take one product you sell. Write down the selling price, then subtract the product cost, the marketplace commission for your category, fulfilment and return costs, and any ad spend per sale. That is what is left on the marketplace.
Now do the same for your own store: selling price, minus product cost, payment fees, shipping, the share of your platform and app costs, and ad spend per sale. Own-store ad spend is often higher per sale at the start because you have no repeat customers yet. After a few months of repeat orders it can fall.
Do this for your top five products. Where the own store leaves clearly more, push those there. Where the margin is similar, keep them on the marketplace and save effort.
Who should start where
| Your situation | Start with |
|---|---|
| New product, unsure it sells | Marketplace first, to test |
| Strong brand, loyal Instagram following | Own store first |
| Low-margin commodity products | Marketplace, with tight costs |
| High-margin or gift products (perfume, abayas, jewellery) | Own store, plus marketplace for reach |
| Wholesale or B2B | Own store or ordering portal |
If you sell fashion, abayas or modest wear, the brand story matters a lot and a marketplace flattens it. See our fashion and abaya brands page for how we approach it.
When we would say do not build a store yet
If you have no product proof, no photos and no budget for marketing, a store will sit empty. Test on a marketplace or Instagram first. Build when you have repeat demand and a reason for buyers to visit you directly. If you are still getting started, read how to start an online store in Dubai.
You also need the right paperwork to sell. For licences and permits, confirm with the authority (DET) or your accountant before you launch.
Questions
It is cheaper to start, because there is little setup cost. It is often not cheaper to run, since commissions and fulfilment take a share of every sale. Check each marketplace's current seller fees for your category.
Not to begin with, but it helps once you have repeat demand. A store lets you keep the customer details, control the brand and earn more per sale.
It varies by category, and it changes. Do not rely on a blog. Read the current seller fee pages from noon and Amazon.ae for your product category and add fulfilment and return costs.
Yes, and many UAE sellers do. Keep your stock and prices in sync, and follow each marketplace's rules about directing buyers elsewhere.
Our Shopify setup package starts from AED 3,450 and a launch store from AED 4,950, excluding 5% VAT. Custom designs cost more. Platform and app fees are extra.
If the brand has a following on Instagram, start with your own store. If you are unsure the product sells, test on a marketplace first and move winners to your own store.
